CRM Customer Relationship Management system is a computer software solution which will hold ALL of the information required for you to keep the relationship with your customers as good as you can get, to help you get more customers (or more bookings from existing customers) and to improve the effectiveness of everyone in your team.

So (guessing at how you may be operating) it will hold all availability dates for your properties; details of all contacts and enquiries; all bookings and their previous history; all emails, letters, notes of phone calls and audio files for voicemails left; receipts and monies due; purchases for goods and services; PLUS the private information for banks, accountants, tax due etc. It'll offer a plan view of property availability with hyperlinks to customers (and ?owners.)

All this information is available securely, running over the internet so you can access it from your office, your home, an internet cafe in Spain (I used one in Torrevieja), and it can be shared by all the people involved in your business. It satisfies the requirements for BS7799 for information security.

It comes with a internet telephone switchboard which can also embrace all the people in your team, wherever they are.

For an extra fee it'll even make the coffee!!

Addendum:

Yes indeed with the next round of mobile phones (equipped with WiFi capability), you can access direct into the company CRM system, live and on-line, that is without the task and delay inherent with synchronising data between various pieces of software, that is using a mobile phone as we currently use a laptop. The system enables me to actually enter or amend diary entries and 'to-dos' so that I can 'email' any user on the system. Similarly because we use Internet telephony for our PBX, I can receive calls made to the office.

I've been a salesman for twenty or so years, I wish I'd had this from the beginning.
